Empty Nesters Who Want To Downsize have Many Options

Many empty nesters are contemplating downsizing their homes. Of all the numerous reasons for downsizing, the most common is that the children have moved out. Perhaps you are looking to stay in or near the same community you have grown to love over the years, or perhaps you want to relocate to Cape Cod. Building a modular home may be a great choice for you. We have many styles and floor plans that will fit your needs. Also, building a modular home is cost effective, efficient and downsizing can save you tax dollars.

A ranch style home, our favorite being the Deerfield, offers you the style you have grown accustomed to with a floor plan to match. With 1150 square feet, the Deerfield is a single story three bedroom and two bathroom house. The floor plan includes an open living, kitchen and dining area and is perfect for a narrow lot. It also has an option to add a front porch. With this ranch home you will still have the space you are used to and the room for visitors or grandchildren.
 
If it is the waterfront that draws you, we have vacation home floor plans to suit your needs as well. The Wellfleet is a single story floor plan, 1120 square feet, with two bedrooms and a bathroom. This floor plan also offers an easily accessible laundry area right off the kitchen. The open space of the kitchen, dining and living areas make this floor plan a great vacation home. You can enjoy your new home in class and style.
 
Then of course, we have the traditional cape style home. Two of our cape style floor plans, the Barnstable (650 sq ft) and the Beverly (1245 sq ft), both offer unfinished upstairs to be molded into a space of your choosing. Both styles offer all the charm of a cape style home.

If you select one of our standard modular home plans, it will save you time and simplify the home building decision process since the design, engineering, and pricing have already been done by us. When looking through our selection of modular home plans, do not be misled by the pairing of modular home floor plans and exterior drawings into thinking that you cannot make adjustments.  In fact, each of our floor plans for modular homes can have a multitude of exterior looks, and each exterior look can be applied to many different modular house floor plans. All of our standard modular home plans typically include a floor plan and an exterior elevation. The modular floor plans show the location and size of each room, while the elevations provide an idea of what the finished house will look like on the outside.  You can adjust the slope of the roof, add dormers and decorative gables, and opt for over-sized roof overhangs if you choose, regardless of what you see in the drawing. If your in the market to buy a new home, buying a modular home could be your quickest, and most convenient avenue. Not to mention more cost efficient. You could be thinking of building a home, which can be a very long and drawn out process. When you build a home you pay periodic payments as the home is being built until the work is completed. You never really know for sure when the work is going to be completed. Most of the time you can not wait to be able to pay the General contractor, and the dealer, in full. How Modular Home Mortgage Loans Work And Why They Are Useful

If your dream is to build a modular home on your land, you may be wondering what kind of mortgage you will need to achieve it. In this case a modular home loan is different from a typical mortgage. The most common mortgage for people building a new home on their land is a Construction to Mortgage loan, or Construction to Permanent loan. As the name implies, the loan starts out as a construction loan until the modular home has been placed on your land and it has been completed and inspected. At this point, the loan can be converted into a more traditional mortgage.

When looking for a lender for a modular home loan it is advisable to find an agent that has some experience in this type of mortgage. For one thing, there are still some lenders that are unclear on the difference between a modular home, manufactured home, or mobile home. Overall, many more agents have become aware of the difference and even point out to their peers that they have worked with modular homes and have found many to be superior to stick built homes. So even if you do run across a lender that is not familiar with modular home loans you should not be discouraged. There are plenty of qualified lenders that are very knowledgeable and would love to have your business.

One unique thing about modular home loans which makes it important to have a lender that has experience in this type of loan is that the payment schedule must include a payment to the manufacturer for the total amount of the home at the time it is delivered to the home site. This is only a portion of your total cost, but generally the manufacturer will not release the house to be set on the foundation until it is paid for in full. As long as the bank is aware of this and has provided for it in the payment schedule this should not pose any problems. There are many banks that have extensive experience dealing with modular home loans. Some seem to favor the builder more, some the home buyer. Ideally, the loan should allow payments to the builder in a timely manner so he has the money he needs to complete each step of the process, but still leave the builder with the proper incentive to finish the job on your timetable. People downsize for a host of reasons.  The most common being the simple fact that our kids have moved on and we simply don’t need that much room to manage, clean, and pay taxes on.  Also, downsizing, particularly into an affordable custom modular home frees up investment dollars to improve the quality of your life.  Let us introduce to you three superb custom modular floor plans that serve as perfect downsizing options.  

First, consider our ranch style home. It has 3 bedrooms, 2 baths, and 1263 total sq. ft. Our first ranch style home is called the Amherst. It is a very functional ranch plan with three sizeable bedrooms which all stem off a central living area and kitchen. The plan also features plenty of closet space and a functional layout.

For those of you who don’t want to give rooms of furniture away when you downsize, consider the Cape Cod style home, the Barnstable, with an unfinished 2nd Floor.
